Notice of Public Meeting of January 19, 2021 for Revised Application of Subdivision Approval - County of Renfrew File No. 47T-14005 (Kirklyn Estates)

NOTICE OF PUBLIC MEETING FOR APPLICATION FOR SUBDIVISION APPROVAL
(CIRCULATION OF REVISED APPLICATION FOR SUBDIVISION APPROVAL)

In the matter of Sections 51(20)(a) and (b), and 51(21) of the Planning Act, R.S.O. 1990, c.P. 13, as amended, the Corporation of the Township of Laurentian Valley hereby gives NOTICE OF THE FOLLOWING:

(1)       Application for Approval of a revised redlined plan of subdivision (County of Renfrew Application File No. 47-T-14005); and

             (2)       A Public Meeting regarding the proposed revised subdivision.

Location of Subject Lands and Description of Revised Application

A revised redlined application for approval of a plan of subdivision, being File No. No.47-T-14005, has been filed with the County of Renfrew, for the lands being Part 1, Plan 49R-18071, in Part Lots 22 and 23, Concession 1, in the geographic Township of Pembroke, in the Township of Laurentian Valley, and located abutting Golf Course Road, the Ottawa River and Hales Creek and, as shown on the Key Map. The lands are currently subject to the draft approval of a proposed 12 lot single detached residential plan of subdivision which also includes one block occupied by an existing single detached dwelling.  The revised application is to reduce the proposed lot sizes and increase the number of lots from 12 to 20 single detached lots, with lot sizes ranging from 0.2 to 0.4 hectares and lot frontages ranging from 30 to 35 metres.  The revised plan will also have a reduced block, now to be 1.73 hectares for the existing single detached dwelling currently known municipally as 221 Golf Course Road.  The lots will still be accessed by a proposed internal road to be dedicated to the Township as a municipal road and the proposed private common water access block has been removed.  A copy of the revised proposed draft plan of subdivision is attached to this notice for reference purposes.

Public Meeting

AT THE REQUEST OF THE COUNTY OF RENFREW (THE APPROVAL AUTHORITY), THE TOWNSHIP OF LAURENTIAN VALLEY WILL HOLD AN ELECTRONIC PUBLIC MEETING TO INFORM THE PUBLIC OF THE SUBMISSION OF THE PROPOSED REVISED SUBDIVISION APPLICATION ON TUESDAY JANUARY 19TH, 2021, AT 5:30 P.M.  AS THIS WILL BE AN ELECTRONIC PUBLIC MEETING WHERE THERE WILL BE NO PHYSICAL IN PERSON ATTENDANCE DUE TO COVID-19, THERE WILL BE OPPORTUNITIES PROVIDED TO WATCH THE MEETING LIVE AND PROVIDE INPUT ELECTRONICALLY, AS WELL AS, A VARIETY OF OTHER OPPORTUNITIES TO SUBMIT YOUR COMMENTS, CONCERNS OR SUPPORT FOR THE APPLICATION, PRIOR TO THE MEETING, SO THAT THEY CAN BE CONSIDERED BY THE COUNTY PRIOR TO A DECISION BEING MADE ON THE APPLICATION.

If a person or public body does not make oral submissions at the public meeting or make written submissions to the County of Renfrew in respect of the proposed plan of subdivision before the approval authority (being the County) gives or refuses to give approval to the draft plan of subdivision, the person or public body is not entitled to appeal the decision of the County of Renfrew to the Local Planning Appeal Tribunal (LPAT).  

If a person or public body does not make oral submissions at the public meeting or make written submissions to the County of Renfrew in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision, the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal (LPAT) unless, in the opinion of the Board, there are reasonable grounds to do so.

Accordingly, all written submissions, documents, correspondence, e-mails or other communications (including your name and address) form part of the public record and will be disclosed/made available by the Township and/or the County to such persons as the Township and/or the County deem appropriate, including anyone requesting such information. Accordingly, in providing any such information, you shall be deemed to have consented to its use and disclosure as part of the planning process.
