Notice of Passing of Development Charges By-law No. 2020-09-039

TAKE NOTICE that Council of the Township of Laurentian Valley passed a Development Charge By-law being By-law Number 2020-09-039 on Tuesday September 1st, 2020, in accordance with the provisions of the Development Charges Act, 1997, as amended. The purpose of the By-law was to adopt new Development Charges for the Township of Laurentian Valley. AND TAKE NOTICE that pursuant to Section 14 of the Development Charges Act, any person or organization may appeal the by-law to the Local Planning Appeal Tribunal (LPAT) by filing with the Clerk of the Corporation of the Township of Laurentian Valley, a notice of appeal setting out the objection to the By-law and the reasons supporting the objection, not later than 4:00 pm on Tuesday, the 13th day of October, 2020.

Description of Charges

Development Charges are fees imposed at the building permit stage against land with respect to the growth-related net capital costs of municipal services.  Municipal service categories are as follows: General Development Charge - General Eligible Services, Fire Protection and Public Works Roads & Equipment; General Sewer and Water Development Charge - Public Works: General Sewer System and Public Works: General Water System; and Pleasant View Municipal Drain Development Charge.

(Please note: More than one type of charge may apply depending on what service area the property is located in.)

The General Development Charge applies to new development on all lands within the Township.  There are also special charges which only apply to specific service areas as identified in the By-law.  In these special service areas, more than one charge applies as illustrated in the summary Table 2 below.  For lands serviced by municipal sewer and/or water services, the General Sewer and Water System Development Charge would also apply, in addition to the General Development Charge.  For lands in the Pleasant View Municipal Drain Service Area, that charge also applies in addition to the General Development Charge and where applicable, the General Sewer and Water Development Charge (see summary Table 2).

As the Development Charges apply to all lands within the Township, due to the size of the special service areas no Key Maps have been attached.  Maps illustrating the boundaries of the proposed service areas are part of the By-law which is also available for review on the Township website at www.lvtownship.ca or by contacting the Township Municipal Office.
