TOWNSHIP OF LAURENTIAN VALLEY

NOTICE OF PUBLIC MEETING and REVISED APPLICATION FOR SUBDIVISION APPROVAL

In the matter of Sections 51(20)(a) and (b), and 51(21) of the Planning Act, R.S.O. 1990, c.P. 13, as amended, the Corporation of the Township of Laurentian Valley hereby gives NOTICE OF THE FOLLOWING:

  1. Application for Approval of a REVISED Plan of Subdivision County of Renfrew Application File No. 47-T- 14001- Laurentian Meadows (also known as Burcom)

  2. A Public Meeting regarding the proposed revised subdivision layout.

Location of Subject Lands

The County of Renfrew has received a revised application for plan of subdivision for Subdivision Application File No. 47T-14001.  The subdivision is proposed on an approximately 19 hectare (46.95 acre) parcel of land in Part of Lot 36, Concession 1, geographic Township of Stafford, in the Township of Laurentian Valley as shown on the Key Map.  The lands are bounded by TV Tower Road, Lloyd Drive, Matthews Avenue and lands in the City of Pembroke. As part of the revised application access is now proposed from TV Tower Road (County Road No. 36) and Pembroke Street West (County Road No. 51).  No access is proposed from Lloyd Drive.

Public Meeting

AT THE REQUEST OF THE COUNTY OF RENFREW (THE APPROVAL AUTHORITY), THE TOWNSHIP OF LAURENTIAN VALLEY WILL HOLD A PUBLIC MEETING TO INFORM THE PUBLIC OF THE SUBMISSION OF THE REVISED PROPOSED SUBDIVISION APPLICATION ON TUESDAY APRIL 21ST 2015 AT 5:30 P.M. AT THE TOWNSHIP OF LAURENTIAN VALLEY MUNICIPAL OFFICE LOCATED AT 460 WITT ROAD, PEMBROKE ON, K8A 6W5.

DESCRIPTION OF REVISED Application for Plan of Subdivision File No. 47-T-14001

The overall layout of the proposed subdivision has changed to keep Lloyd Drive as a cul-de-sac and have access connect to Pembroke Street West and TV Tower Road, and also to relocate the proposed location of the sewage pumping/lift station block.  To accommodate the new layout, the overall number of lots proposed has been reduced by 8 units and is now as follows: 151 lots for single detached residential lots, 46 freehold semi-detached dwellings on 23 lots and 108 freehold townhouse dwelling units on 17 blocks, for a total of 305 residential units proposed. The subdivision will include the creation of several interior roads, with access to the development proposed to be from TV Tower Road and Pembroke Street West, along with a parkland block and a stormwater management block. The lots are to be serviced by piped municipal sewer and water services.

If a person or public body does not make oral submissions at the public meeting or make written submissions to the County of Renfrew in respect of the proposed plan of subdivision before the approval authority (being the County) gives or refuses to give approval to the draft plan of subdivision, the person or public body is not entitled to appeal the decision of the County of Renfrew to the Ontario Municipal Board.  If a person or public body does not make oral submissions at the public meeting or make written submissions to the County of Renfrew in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so.

Accordingly, in providing any such information, you shall be deemed to have consented to its use and disclosure as part of the planning process.
