NOTICE OF ADOPTION
    OF AN OFFICIAL PLAN AMENDMENT BY
    THE CORPORATION OF THE TOWNSHIP OF LAURENTIAN VALLEY 

TAKE NOTICE that Council of the Corporation of the Township of Laurentian Valley passed By-law No. 2016-06-032, thereby adopting Official Plan Amendment No.11 to the Official Plan of the Township of Laurentian Valley on the 21st day of June, 2016, in accordance with Sections 17 and 21 of the Planning Act, R.S.O. 1990, c.P.13, as amended.

PURPOSE AND EFFECT OF OFFICIAL PLAN AMENDMENT  NO. 11 (OPA NO. 11) -  File No. O-2016-01
The purpose of proposed OPA  No. 11 to the Official Plan of the Township of Laurentian Valley is to redesignate lands in order to allow one additional new lot occupied by an existing single detached dwelling to be created by severance. Three (3) existing commercial lots were previously created from the original holding and the policies of the Official Plan currently limit the maximum number of new lots by severance to 3 from the original holding as of January 18, 1979. The new lot to be created is known municipally as 1112 Pembroke Street East (Highway 148).  The existing commercial lots were subject to site plan control as part of their approval and are fully developed. The proposed severance is also to aid in the consolidation of lands for potential future development of the retained lands.  Please note, no specific development of the retained lands are proposed at this time.

Due to the site specific situation, a site specific exception to the Official Plan policy is proposed.  An associated application for consent to sever the lot will subsequently be filed with the County of Renfrew Land Division Committee.  The effect of this amendment is to redesignate lands from “Residential” to “Residential-Exception One” and from “Commercial” to “Commercial-Exception Three” on Schedule ‘A-3’ (Pembroke) to the Official Plan of the Township of Laurentian Valley and to establish a special provision to allow the severance of a fourth lot from the original holding.

LOCATION OF AMENDMENT 
The lands affected by OPA No. 11 (File No. O-2016-01), are known municipally as 1112 Pembroke Street East (Provincial Highway 148) and are located in Part of Lots 22 and 23, Concession 2, FAL, in the geographic Township of Pembroke, in the Township of Laurentian Valley, as shown on the Key Map.

A COPY of the proposed Official Plan Amendment and any additional related information is available for inspection during regular office hours at the Township Office or at the County of Renfrew Planning Department.
