NOTICE OF APPLICATION FOR ZONING BY-LAW AMENDMENT
AND NOTICE OF PUBLIC MEETING
 
TAKE NOTICE that pursuant to the requirements of the Planning Act, the Corporation of the Township of Laurentian Valley advises that an application for amendment to Comprehensive Zoning By-law No. 08-04-391 of the Township of Laurentian Valley has been received and was deemed to be a complete application.  AND FURTHER, TAKE NOTICE that the Corporation of the Township of Laurentian Valley will hold a PUBLIC MEETING ON TUESDAY, JUNE 19, 2018 at 5:30 p.m. at the Township Municipal Office at 460 Witt Road, to consider the proposed amendment to Comprehensive Zoning By-law No. 08-04-391 of the Township of Laurentian Valley.  The amendment has been prepared in accordance with the provisions of Section 34 of the Planning Act.
 
PURPOSE & EFFECT OF ZONING BY-LAW AMENDMENT (File Z-2018-06)
The purpose of the amendment is to rezone lands to recognize the limited service nature of the property and to permit the creation of new rural recreational lot where both the severed and retained lots only have frontage on a summer maintenance only seasonal Township Road.  The rezoning is a condition of approval for the concurrent County of Renfrew Application for Consent File No. B60/18 and would apply to both the proposed severed and retained lot. The effect of the amendment is to establish a new Limited Service (LS) zone that does not include residential uses or a farm residence as permitted uses but does include other uses permitted in the Rural (RU) zone category such as a hunting and fishing camp, forestry, logging hauler, farm, storage buildings accessory to a limited farm, passive recreation uses, private club, public park, private park, mineral exploration, and transmitter tower.  The provisions of the LS zone will also stipulate that lands in the LS zone do not receive municipal street services such as snow clearing, or services such as waste collection, and may not be accessible by emergency services.  The amendment would also rezone the subject lands from Rural (RU) to Limited Service (LS). The lands affected by the Amendment are located on seasonal portions of Lubitz Road and Station Hill Road, being Lot 7 and Part Lot 6, Concession 12, geographic Township of Alice.
