TOWNSHIP OF LAURENTIAN VALLEY COMMITTEE OF ADJUSTMENT
NOTICE OF PUBLIC MEETING
TO CONSIDER AN APPLICATION FOR MINOR VARIANCE
 
TAKE NOTICE that the Committee of Adjustment of the Corporation of the Township of Laurentian Valley will hold a Public Meeting at 5:25 p.m. on Tuesday, February 20th, 2018, at the Township Municipal Office at 460 Witt Road, Pembroke, ON, K8A 6W5, to consider an application for a proposed Minor Variance to Comprehensive Zoning By-Law Number 08-04-391, as amended, of the Township of Laurentian Valley.  The application has been prepared in accordance with the provisions of Section 45 of the Planning Act, R.S.O. 1990, as amended.
 
PURPOSE, EFFECT & LOCATION OF APPLICATION FOR MINOR VARIANCE FILE MV 2018-01
Being an application for Minor Variance filed by Daniel Prince, owner of the lands known municipally as 700 & 702 Bruham Avenue, Lots 392 and 393, Plan 366, geographic Township of Stafford, in the Township of Laurentian Valley.
 
The purpose of the application for minor variance is to request relief from Comprehensive Zoning By-law Number 08-04-391 of the Township of Laurentian Valley, to permit a reduction in the minimum required interior side yard width for two existing dwellings located on Lots 392 and 393 in order to facilitate the approval of a corresponding Application for Consent being County of Renfrew File No. B147/17. The corresponding application for consent is required as the two former lots merged in title upon the passing of the current Owner’s spouse.  The existing dwellings do not meet the minimum required interior side yard width from the common lot line to be reinstated between Lot 392 and Lot 393 (the severed and retained lot).  The provisions of the R1 zone require a minimum side yard width of 3 metres on one side and 1.0 metre on the other side.  Lot 392 has an interior side yard width of 4.694 metres on one side and 0.914 metres on the proposed side lot line that is the common lot line with Lot 393.  Lot 393 has an interior side yard width of on 1.828 on one side and 1.524 metres on the proposed side lot line that is the common lot line with Lot 392.  As a result the applicant is requesting relief to reduce the minimum side yard depth requirement from the proposed new (reinstated) interior side lot line for both lots.
 
The effect of the variance would provide relief from Section 5.2 d) (ii) of the R1 zone provisions and permit a 0.9 metre minimum other interior side yard width for Lot 392 and from Section 5.2 d) (i) of the R1 zone provisions to permit a 1.5 metre minimum side yard width for Lot 393. 
 
The location of the property which is the subject of the proposed minor variance is known municipally as 700 and 702 Bruham Avenue (County Road No. 58), described as Lots 392 and 393, Plan 366, in the geographic Township of Stafford, in the Township of Laurentian Valley, as shown on the Key Map.
 
ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of or in opposition to the variance aforesaid. If a person or public body that files an appeal of a decision of the Committee of Adjustment for the Township of Laurentian Valley does not make a written submission to the Committee prior to the Committee making a decision on the application, the Ontario Municipal Board may dismiss the appeal. 
 
If you wish to be notified of the decision of the Committee of Adjustment of the Township of Laurentian Valley in respect of this application, you must submit a written request to the Township of Laurentian at 460 Witt Road, Pembroke, ON K8A 6W5, quoting the applicable file number MV-2018-01 as listed above. This will also entitle you to be advised of any possible Ontario Municipal Board (OMB) hearing.  Even if you are satisfied with the decision of the Committee of Adjustment of the Township of Laurentian Valley, it is recommended that interested parties request a copy of the decision, as the decision of the Committee of Adjustment of the Township of Laurentian Valley may be appealed to the OMB by the applicant, any member of the public or a public body. If you do not make a written submission requesting notification of the Committee’s decision or attend the Public Meeting, you will not be entitled to receive any further notification of the proceedings.

Accordingly, all written submissions, documents, correspondence, e-mails or other communications (including your name and address) form part of the public record and will be disclosed/made available by the Township to such persons as the Township deems appropriate, including anyone requesting such information. Accordingly, in providing any such information, you shall be deemed to have consented to its use and disclosure as part of the planning process.
