NOTICE OF THE PASSING OF A ZONING BY-LAW BY

THE CORPORATION OF THE TOWNSHIP OF LAURENTIAN VALLEY

TAKE NOTICE that the Council of the Corporation of the Township of Laurentian Valley passed

By-Law No. 2017-06-026 on the 20th day of June, 2017 under Sections 34 and 36 of the Planning Act, R.S.O. 1990, c.P.13.

PURPOSE AND EFFECT OF ZONING BY-LAW AMENDMENT (File No. Z-2017-04)

The purpose of the proposed amendment to Comprehensive Zoning By-law 08-04-391, is to rezone the subject lands to permit the use of the property for a canoe and camping equipment outfitter and allow the conversion of the existing dwelling. The effect of the amendment would be to establish a Rural-Exception Seventy-One (RU-E71) zone with special provisions to permit a canoe and camping outfitter on the subject lands and to rezone the property from "Rural (RU)" to "Rural-Exception Seventy-One-holding (RU-E71-h)".

EFFECT OF PUBLIC CONSULTATION ON DECISION

All written and oral submissions received on the application were considered in the decision-making process and changes were made to the By-law as originally proposed at the first public meeting. Retail store was deleted as a permitted use and the rezoning is now subject to a holding symbol with conditions being established by Council which must be met prior to the holding (-h) symbol being removed and the change in use being permitted on the property. Although the principle of development of the property is established through this By-law, the conditions that must first be met include the submission of site plan and the entering into of a site plan agreement with the Township to be registered on title which demonstrates how parking spaces, parking areas, turning areas and cars with trailers can be accommodated on site, confirmation that the entrance is safe or can be made safe, the provision of advance warning signage of the entrance and any other permits/permissions required by MNRF related to the entrance, etc.

LOCATION OF SUBJECT LANDS

The lands affected by the Amendment are located at 1756 Barron Canyon Road, in Part Lot 1, Concession 16, geographic Township of Fraser, in the Township of Laurentian Valley, as shown on the Key Map.

AND TAKE NOTICE that any person or agency may appeal to the Ontario Municipal Board in respect of the By-law by filing no later than 4:00 p.m. on the 11th day of July, 2017, a notice of appeal with the Clerk of the Corporation of the Township of Laurentian Valley, which must set out the reasons for the appeal and must be accompanied by the prescribed fee of $300.00 payable to the Minister of Finance by certified cheque or money order. The appeal must also be accompanied by the completed OMB appeal form. If you wish to appeal to the Ontario Municipal Board, a copy of an appeal form is available from the OMB website at www.omb.gov.on.ca or by contacting the Township.

A COPY of the amendment and any additional information relating to the Zoning By-law Amendment, is available for inspection during office hours at the Township Office. Any questions related to the By-law should be directed to Lauree Armstrong, Township Planner.

Only individuals, corporations and public bodies may appeal a by-law to the Ontario Municipal Board. A notice of appeal may not be filed by an unincorporated association or group. However, a notice of appeal may be filed in the name of an individual who is a member of the association or the group on its behalf.

No person or public body shall be added as a party to the hearing of the appeal unless, before the by-law was passed, the person or public body made oral submissions at a public meeting or written submissions to the council or, in the opinion of the Ontario Municipal Board, there are reasonable grounds to add the person or public body as a party.
