NOTICE OF APPLICATION FOR ZONING BY-LAW AMENDMENT

AND NOTICE OF PUBLIC MEETING

TAKE NOTICE that pursuant to the requirements of Section 34(10.7) of the Planning Act, R.S.O. 1990, c.P.13, as amended, the Corporation of the Township of Laurentian Valley advises that an application for amendment to Comprehensive Zoning By-law No. 08-04-391 of the Township of Laurentian Valley has been received and was deemed to be a complete application pursuant to the requirements of the Planning Act.  AND FURTHER, TAKE NOTICE that the Corporation of the Township of Laurentian Valley will hold a PUBLIC MEETING ON TUESDAY, April 16th, 2019 at 5:30 p.m. at the Township Municipal Office at 460 Witt Road, to consider the proposed amendment to Comprehensive Zoning By-law No. 08-04-391 of the Township of Laurentian Valley.  The amendment has been prepared in accordance with the provisions of Section 34 of the Planning Act, R.S.O. 1990, c.P.13, as amended.

PURPOSE, EFFECT & LOCATION OF ZONING BY-LAW AMENDMENT (Application File No. Z-2019-02)

The purpose of the amendment is to rezone the subject lands to allow for an existing single detached dwelling (former church manse) to be located on an approximately 2675 square metre (0.51 acre) portion of the subject property to be severed from the existing church property.  The remaining approximately 4095 square metre (1.01 acre) retained lot would remain in a Community Facility (CF) zone but would be rezoned to recognize the existing building setbacks for the Church known locally as St. Peter’s Evangelical Lutheran Church.  The concurrent application for consent filed with the County of Renfrew Land Division Committee is File No. B142/18.

The effect of the amendment is to establish a Rural Residential-Exception Twelve (RR-E12) zone with special provisions to permit a minimum lot area of 2670 square metres and to rezone the severed lot from Community Facility (CF) to Rural Residential-Exception Twelve (RR-E12) as Item 1.  The effect of Item 2 of the amendments to establish a Community Facility-Exception Five (CF-E5) zone with special provisions to recognize the existing performance standards (setbacks) of the existing church location and rezone the proposed retained lot from Community Facility (CF) and Community Facility-Exception Five (CF-E5). 

The lands affected by the Amendment are located within Lot 6, Concession 10, in the geographic Township of Alice, in the Township of Laurentian Valley, with Item 1 (former manse) of the Amendment known municipally as 555 Borne Road, and Item 2 (St. Peter’s Evangelical Lutheran Church) known municipally as 533 Borne Road, as shown on the Key Map.
