NOTICE OF APPLICATION FOR OFFICIAL PLAN AND ZONING BY-LAW AMENDMENT
 
TAKE NOTICE that pursuant to the requirements of Sections 22(6.4) and 34(10.7) of the Planning Act, R.S.O. 1990, c.P.13, as amended, the Corporation of the Township of Laurentian Valley advises that a combined application for amendment to both the Official Plan and Comprehensive Zoning By-law No. 08-04-391 of the Township of Laurentian Valley has been received and was deemed to be a complete application pursuant to the requirements of the Planning Act.  The amendments have been prepared in accordance with the provisions of Sections 17, 21, 22, 34, and 36 of the Planning Act, R.S.O. 1990, c.P.13, as amended.
 
GENERAL DESCRIPTION & LOCATION OF OFFICIAL PLAN AMENDMENT – OPA # 14 (Application File No. O-2020-01) and ZONING BY-LAW AMENDMENT (Application File No. Z-2020-04)
Item 1: OPA#14
The application for Official Plan Amendment has been filed to support a request to redesignate a portion of the subject property from Rural to Mineral Aggregate Resource to permit aggregate extraction and allow a proposed gravel pit.  The majority of the subject property is already designated Mineral Aggregate Resource.  An application for Aggregate Licence has also been filed with the Ministry of Natural Resources and Forestry (MNRF) and the public meeting required under the Aggregates Act was held on July 29, 2019. 
 
A concurrent application for zoning by-law amendment has also been filed.
 
Item 2: Zoning By-law Amendment File No. Z-2020 04
The application for zoning by-law amendment has been filed to a support a request to rezone lands from “Extractive Industrial Reserve (EMR)” and Rural (RU) to an “Extractive Industrial-Exception Six-holding (EM-E6-h)” to permit their use for aggregate extraction and permit a gravel pit,  The extent of the lands is to coincide with the lands to be licensed in the corresponding application for Aggregate Licence filed with the Ministry of Natural Resources and Forestry (MNRF).
 
The lands affected by the Amendments are in Part 3 on Plan 49R-17637, within Part Lot 23, Concession 12, geographic Township of Alice, in the Township of Laurentian Valley, as shown on the Key Map. Please note, the subject lands do not have frontage on a municipal road however, access is gained via a laneway located on abutting lands known municipally as 207 Lubitz Road.
 
PLEASE NOTE:  Due to the COVID-19 Pandemic, at this time a date for the Public Meeting has not been set.  Further notices will be sent to you prior to any decision being made and at any time you may provide written comments or questions on the proposed Amendments to the Township via regular mail, email or fax.  More detailed information will be forthcoming on the specific details of the amendments in the next step of the process under the Planning Act.
 
COPIES of the application and material provided under Sections 22(6.4) and 34(10.1) of the Planning Act Official Plan Amendment OPA No. 14 (Application File No.O-2020-01) and Zoning By-law Amendment (Application File No. Z-2020-04), are available for inspection by download from the Township website or if you do not have internet access you may contact the Township office at 613-735-6291 to request that a copy be mailed to you.   Some of the additional supporting documentation is too large for the Township to reproduce so if you are unable to access it through the website, you may contact the Township office to discuss the contents of the supporting documents and/or to arrange to have documents emailed to you.
