Notice of Application for Minor Variance File No. MV2019-01 and June 18, 2019 Public Meeting

TAKE NOTICE that the Committee of Adjustment of the Corporation of the Township of Laurentian Valley will hold a Public Meeting at 5:25 p.m. on Tuesday, June 18, 2019, at the Township Municipal Office at 460 Witt Road, Pembroke, ON, K8A 6W5, to consider an application for a proposed Minor Variance to Comprehensive Zoning By-Law Number 08-04-391, as amended, of the Township of Laurentian Valley.  The application has been prepared in accordance with the provisions of Section 45 of the Planning Act, R.S.O. 1990, as amended.


Being an application for Minor Variance filed by George and Elizabeth Graham, owners of the land known municipally as 1175 Burns Drive, within Part Lot 20, Concession 2, geographic Township of Pembroke, in the Township of Laurentian Valley.

The purpose of the application for minor variance is to request relief from Section 3.3 b) of the General Provisions and from Section 9.2 c) of the Requirements for the Limited Service Residential (LSR) Zone, in Comprehensive Zoning By-law Number 08-04-391, in order to permit a reduction in the minimum required front yard depth for an accessory garage on a waterfront lot from 7.5 metres to 1.2 metres.

The effect of the variance is to accommodate the construction of a new detached garage closer to the front lot line (which is the lot line along Burns Drive) than the minimum required front yard depth in the LSR zone.  The lot is a waterfront lot on the Ottawa River occupied by an existing dwelling.  The septic system is located between the existing dwelling and the proposed location of the garage and therefore, it would not be possible to meet the minimum front yard depth requirement. 

The location of the property which is the subject of the proposed minor variance is as shown on the attached Key Map.

ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of or in opposition to the variance aforesaid. If a person or public body that files an appeal of a decision of the Committee of Adjustment for the Township of Laurentian Valley does not make a written submission to the Committee prior to the Committee making a decision on the application, the Local Planning Appeal Tribunal (LPAT) may dismiss the appeal. 

If you wish to be notified of the decision of the Committee of Adjustment of the Township of Laurentian Valley in respect of this application, you must submit a written request to the Township of Laurentian at 460 Witt Road, Pembroke, ON K8A 6W5, quoting the applicable file number MV-2019-01 as listed above. This will also entitle you to be advised of any possible Tribunal (LPAT) hearing.  Even if you are satisfied with the decision of the Committee of Adjustment of the Township of Laurentian Valley, it is recommended that interested parties request a copy of the decision, as the decision of the Committee of Adjustment of the Township of Laurentian Valley may be appealed to the Tribunal by the applicant, any member of the public or a public body. If you do not make a written submission requesting notification of the Committee’s decision or attend the Public Meeting, you will not be entitled to receive any further notification of the proceedings.

Accordingly, all written submissions, documents, correspondence, e-mails or other communications (including your name and address) form part of the public record and will be disclosed/made available by the Township to such persons as the Township deems appropriate, including anyone requesting such information. Accordingly, in providing any such information, you shall be deemed to have consented to its use and disclosure as part of the planning process.
