TOWNSHIP OF LAURENTIAN VALLEY COMMITTEE OF ADJUSTMENT
NOTICE OF PUBLIC MEETING
TO CONSIDER AN APPLICATION FOR MINOR VARIANCE

TAKE NOTICE that the Committee of Adjustment of the Corporation of the Township of Laurentian Valley will hold a Public Meeting at 5:30 p.m. on Tuesday, May 15, 2018, at the Township Municipal Office at 460 Witt Road, Pembroke, ON, K8A 6W5, to consider an application for a proposed Minor Variance to Comprehensive Zoning By-Law Number 08-04-391, as amended, of the Township of Laurentian Valley.  The application has been prepared in accordance with the provisions of Section 45 of the Planning Act, R.S.O. 1990, as amended.

PURPOSE, EFFECT & LOCATION OF APPLICATION FOR MINOR VARIANCE FILE MV 2018-02

Being an application for Minor Variance filed by Vincent and Patricia King, owner, for lands known municipally as 522 Roy Street, in Lot 84, Plan 402, geographic Township of Stafford in the Township of Laurentian Valley.

The purpose of the minor variance is to request relief from Comprehensive Zoning By-law Number 08-04-391 of the Township of Laurentian Valley, to permit a reduction in the minimum required exterior side yard width for an addition to an existing dwelling located on Lot 84.  The provisions of the R1 zone require a minimum exterior side yard width of 6.0 metres.  The proposed addition requires a reduction of the minimum exterior side width to lot 1.7 metres. As a result the applicant is requesting relief to reduce the minimum exterior side yard width requirement.

The effect of the variance would provide relief from Section 5.2 d) (iii) of the R1 zone provisions and permit a 1.7 metre minimum exterior side yard width for Lot 84.  The location of the property which is the subject of the proposed minor variance is known municipally as 522 Roy Street, described as Lot 84, Plan 402, in the geographic Township of Stafford, in the Township of Laurentian Valley, is as shown on the Key Map.

ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of or in opposition to the variance aforesaid. If a person or public body that files an appeal of a decision of the Committee of Adjustment for the Township of Laurentian Valley does not make a written submission to the Committee prior to the Committee making a decision on the application, the Local Planning Appeal Tribunal (LPAT) may dismiss the appeal. 

If you wish to be notified of the decision of the Committee of Adjustment of the Township of Laurentian Valley in respect of this application, you must submit a written request to the Township of Laurentian at 460 Witt Road, Pembroke, ON K8A 6W5, quoting the applicable file number MV-2018-02 as listed above. This will also entitle you to be advised of any possible Tribunal (LPAT) hearing.  Even if you are satisfied with the decision of the Committee of Adjustment of the Township of Laurentian Valley, it is recommended that interested parties request a copy of the decision, as the decision of the Committee of Adjustment of the Township of Laurentian Valley may be appealed to the Tribunal by the applicant, any member of the public or a public body. If you do not make a written submission requesting notification of the Committee’s decision or attend the Public Meeting, you will not be entitled to receive any further notification of the proceedings.

PLEASE NOTE that one of the purposes of the Planning Act is to provide for planning processes that are open, accessible, timely and efficient. Accordingly, all written submissions, documents, correspondence, e-mails or other communications (including your name and address) form part of the public record and will be disclosed/made available by the Township to such persons as the Township deems appropriate, including anyone requesting such information. Accordingly, in providing any such information, you shall be deemed to have consented to its use and disclosure as part of the planning process.
